This is particularly true when it comes to trust deed sales and tax deed sales. The correct understanding of the risk factors is the primary barrier to entry for most investors. Although the benefits and profit potential is strong with this type of real estate investment it may hard to find the correct balance of risk vs. reward because each trust deed sale is unique. Remember that with greater profit you try to make will also increase the difficulty and risk. Finding that particular investment also becomes more rare as you try and limit that risk. Sometimes it’s better to have 2-3 smaller profits in hand than to wait for the big one or perfect deal that rarely comes around.     

Before you commit to buying a deed of trust or delinquent tax deed, make sure you learn how to accurately evaluate the property or properties in question. Obviously that mans what to look for and more importantly what to avoid.  Don’t forget you most basic and trustworthy source of free information is the county and government offices that records property information. 

Determining a property’s current value is not an exact science but here are some tips to narrow your valuing process. While in the processes of assessing trust deed sales keep in mind that the majority of these properties are going to have some level of repair. Remember to reduce your repair estimates from your target purchase value and add at least 10% on top of your estimates for padding.  Almost everyone goes over budget for unforeseen or esthetic reasons. Under estimating the repair costs eats away at your profits and if you are not careful the costs overruns can actually place your home above market value.  Over time you will get better and better at estimating the costs of repair. 

Pure investment vs. owner user investment?  Living in the property while doing the repairs can be a great way to start!  By living there you have one less monthly payment and which reduces the “Carrying” cost of your investment.  People often forget or underestimate the number of monthly payments you must absorb before the sale and don’t figure that into the profit equation.  The other positive is that it provides a cheaper do it yourself opportunity if you are good at handyman type work.  There is also the added benefit of saving on travel time and security of a vacant property. 

However, be honest with yourself if you can do the repairs and if the property is too big or too small for your living needs.  You may be in your owner occupied investment for longer than you expect so check your needs against, the number of bedrooms, bathrooms, parking spaces, garage spaces, is there a laundry room, backyard for kids, schools, shopping and most important is the area safe? 

There a lot of “Hype” seminars and people out there so keep a cool head and remember that what a price of a home was in the past is no indication of future value! If a value is less than a few years ago is that a discount or the current market value? Good luck and please do as much research as you can.
